Vail Village once again claimed the lion’s share of real estate transaction dollar volume in August 2013.

The August 2013 numbers from Land Title have arrived, and confirm what our own business has been telling us – it was a good summer for Vail Valley Real Estate!
In total, there were 188 real estate transactions in Eagle County for the month of August. This represents an increase of 15% over August of 2012, and is only slightly behind July 2013’s year-to-date peak of 190. While transactions were up, however, dollar volume dropped slightly compared to August 2012, down 7% to $107,615,823. This brings the year-to-date dollar volume up to $821,980,528 and transactions to 1142 – creating an overall average sales price of $727,815.
Local buyers represented 59% of all Vail Valley real estate buyers for the month, an increase over previous months. Buyers from the Front Range represented 16% of the total, while another 25% came from out of state.
Properties in the $500,000 or less range continued to account for the majority of real estate transactions in the Vail Valley, representing 55% of the monthly total. Properties from $500,000 to $1,000,000 represented 25% of the total, with the remaining 20% priced over $1,500,000. Two properties sold for $5 million or more. The highest single transaction was a $7 million home sale in Vail.
Eagle and Gypsum remained the most active markets, representing a combined 29.41% of the total number of transactions and %15.45 of the dollar volume. Vail Village claimed the lion’s share of the dollar volume, representing 20.21% of the total dollar volume and 3.21% of transactions.
